What are the main differences between the new 2023 Application and the 2021 Application?
We asked the Planning Officer responsible what the differences were between the withdrawn 2021 Application and the Planning Application in 2023 which is currently under assessment.
He told us these were some of the differences:
"Unit Mix:
The previous application proposed 50 units on both sites resulting a total of 100 new residential units. This application seeks planning consent for 50 units on the Falling Lane site and 45 on the Otterfield Road site resulting in a reduction of 5 units across the development as a whole. This is mainly due to the buildings reduced massing on Otterfield Road. It is noted that the existing submission also proposes a minor increase in floor area for the library and the development now also incorporates a new community space at ground floor level.
Some other variations to the scheme listed below:
Falling Lane
Falling Lane elevation :
- Buff-brown brick is now proposed to replace the previous cream brick.
- Realignment of the windows located on the corner element of façade
- Brick detailing extended to the ground floor level
- Amended balcony arrangement to the corner element
- Removal of the blue brick
- Removal of the rooftop pergola from the roof terrace
High Street elevation:
- Buff-brown brick is now proposed to replace the previous cream brick.
- Realignment of the windows towards the corner element
- Recess brick has been added to mirror the falling lane elevation
- New access proposed in the south west corner of the high street leading to the recreation ground
Otterfield Road
- Massing reduced to 5 stories
- A darker buff-brown brick is now proposed to replace the previous cream brick.
- Additional communal entrance into the library proposed
- Increase in floor area of the Library to 391m2 to facilitate the inclusion of a community use space connected to the library"
